There are TV's in every room with DirectTV that include HBO Max and Starz. 1 Gig high-speed internet that extends to the boat deck so you can fish, browse and stream all at the same time.
Two indoor living areas offer room to spread out in air conditioned comfort. Bunkroom is perfect for kids or grandkids, and house is stocked with family board games and puzzles.
Outside, lounge poolside or beneath the covered pergola cooled by oscillating fans while enjoying the lake's best views. The kitchen is fully equipped with dishes, pots and pans, utensils, ice maker, Keurig coffee maker with pods, toaster, oven, stove microwave, a selection of spices and more.
Hungry and don’t want to cook? Choose from the many family-owned (and chain) restaurants just minutes away.
Need to work? There's a foldable desk table available (don't forget the 1 gig high-speed internet also).
Like to fish? There's a honey hole right off our dock. Bass, catfish, and Crappie are all common fish found in Lake Conroe.
Maid turnover service includes a full top-to-bottom cleaning/disinfecting of all high-touch areas.
There are three bedrooms, with two full baths. Queen beds in two bedrooms and 2 full-size bunk beds in the bunk room. All bedrooms and gathering rooms have their own TV.
This home can comfortably accommodate up to 8 guests.

USE RESTRICTIONS: This Rental Property is to be used by the renters for peaceful gatherings ONLY. HOA rules strictly prohibit loud parties, weddings, receptions, bachelor parties, prom events, or illegal activities.
BOOKING: The primary renter is required to book on VRBO for all guests (including infants), regardless of sleeping or just visiting at this property. HOA Security Officers will NOT ALLOW non-booked guests into the house; No Exceptions.
GUESTLIST (Required by the HOA Security Office): At least ten (10) days before the arrival date, the primary renter(s) is required to provide
1) Her/his full name, age, cell phone number, email address and current legal address. In addition, we need the names of all guests of driving age to be given to the Security Gate for access.
2) A list of all other booked/paid guests, with full names and ages (0 to 18+).
NOTE: The total number of guests (including infants) on the Guestlist must not exceed the number of guests booked/registered on the VRBO record.
**If your booking date is less than ten (10) days before the arrival date, the above information must be provided within twenty-four (24) hours after booking.
RENTAL RATE: 93% of our renters have fewer than 8 guests in their groups. Therefore, our daily affordable, competitive base rate is set for up to 8 guests (ages 0 - 18+); Please make sure to enter the correct number of guests (including visitors) during the booking. Please note that there is no difference between staying and visiting guests at this property. Every guest present (sleeping or not) at this house must be booked and paid.
NON-BOOKED/PAID (concealed) GUESTS: The primary renter agrees that any non-booked/paid guests are not allowed at this property at any given time during the stay. If found, the charge is $100 per person per night for the whole stay period of the primary renter, or the reservation shall be canceled, regardless of staying overnight or just visiting. To avoid this costly and unnecessary charge, please book for all guests.
MAXIMUM NUMBER of GUESTS: Eight (8) max. ***SPECIAL NOTE to families attending weddings or events nearby: in the past, we declined/canceled countless bookings because the renters wanted to bring more guests to this property than the booked number on VRBO. Please note that non-paid guests are NOT ALLOWED at this property.
PARKING: Four (4) vehicles maximum at this property - 2 in the carport and 2 behind those cars. Overnight parking in the street is not allowed by the April Sound POA and violators are subject to fines and/or towing at Guests expense.
BOAT: One boat is allowed to park at the backyard dock ties/cleats. There are two waterfront marinas within 5 minutes from the house that rent boats, pontoons, jet skies, etc. You can also launch your own boat and park your trailer at those 2 marinas, for a nominal fee. Our boat house currently has a boat occupying it but we have boat ties/cleats on our dock. In addition, there are two jet ski lifts available for your use.
GUESTS ARE NOT ALLOWED TO BRING THEIR BOAT/TRAILERS INTO THE APRIL SOUND SUBDIVISION NOR PARK THEIR TRAILERS ON SITE (Subdivision rules, not ours).
COUNTRY CLUB: . When booking this property, the amenities of our Country Club membership are extended to our guests. You can enjoy the 3 pools, adult hot tub, and newly reconstructed cabana at the April Sound Swimming Pool for a fee, per Club Corp's October 2020 policy change. You will also enjoy access to the Club Fitness Room and April Sound Phoenix Grill (restaurant that overlooks the water; access to restaurant included, all food and beverage purchases must be paid by guest) - also for a fee, per Club Corp's October 2020 policy change. There are two large parks located in April Sound, both with new equipment and large open spaces for soccer, basketball, and a baseball diamond.
April Sound is a gated, private, and highly secured neighborhood. Safety is a neighborhood commitment, this is a great place for children and families to enjoy evening walks, bike rides, etc. There are areas to step down into the water from the bulkhead to swim right in front of the property! Enjoy jumping in and floating! There is an area to the left of the peninsula in front of the property that is a no wake zone - perfect for swimming in calmer waters on a choppy day!
Club Information for pool and Country Club access:
Temporary Access Cards The Club will create and make available at the Club’s reception desk a temporary access card for all Renters listed on the Renter Access Agreement. Each adult Renter (18 or older) must provide an approved photo ID at the reception desk and complete any Club-required documents. The Renter Fee will then be billed to the Sponsoring Member’s account at the Club.
Renter Fees Weekend charge (up to three consecutive days, but does not have to be over the weekend) • For a Family of up to five people (two adults and three children under the age of 23) = $100.00 • Each additional family member under the age of 23 = $10.00 • Each single adult = $50.00 Weekly charge (four to seven consecutive days) • For a Family of up to five people (two adults and three children under the age of 23) = $150.00 • Each additional family member under the age of 23 = $15.00 • Each single adult = $75.00. Please note, these prices are subject to change.

Renter Access Per the terms of the Renter Access Agreement, Renters will have access to the Club amenities listed below. In compliance with April Sound POA regulations.
RENTERS DO NOT HAVE ACCESS TO THE BOAT RAMPS NOR MAY THEY BRING BOAT TRAILERS THROUGH THE FRONT SECURITY GATE OF APRIL SOUND.
Renters do not have charging privileges and must adhere to the Club’s standard dress code policy and all rules, regulations and policies that govern access to such amenities.

We have two (2) backyard cameras. They are not active during guest stays unless the guest asks us to view the camera OR if we are contacted by April Sound Security concerning guest's not following community rules.
