This backyard is set up for entertaining - practice your golf game on the putting green, enjoy the soothing hot tub after a long day, or gather around the fire pit to roast marshmallows at night or us the fire pit as a sandbox during the day - with so much to do you won't want to leave! Not to mention the fabulous tiki hut complete with an outdoor kitchen setup, seating, and a BBQ. This one-level home is the perfect size for you and your family with 4 bedrooms and 2 bathrooms. The master bedroom features an en-suite bathroom with a tub/shower combo, a flat-screen TV, and an AC. The interior of the home features a living room with app streaming, plenty of seating on the comfy sofa, dining area, and a gorgeous modern kitchen complete with extra barstool seating. Take a short 10-minute drive to explore Encinitas or relax at Moonlight State Beach! Please know an onsite property representative resides in the unattached unit located behind the home.

• NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPY THE HOME, AND NO EVENTS ALLOWED, Strictly enforced.
• THIS HOME IS PET FRIENDLY: There is a $50 pet fee/per night/per pet. Up to 2 pets allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department. Please keep your pet on a leash at all times. Please note that Airbnb will not collect pet fees at the time of
booking. This is collected after the booking has been confirmed. Someone from our team will reach out to you to collect the pet fee.
• VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind
without the express written consent of the owner. Fees apply.

• Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the
home and/or property upon arrival, to make this space safe for your children. We assume no
liability for harm/death to any baby or child staying or visiting this vacation rental.
• Need a Pack and Play and/or a High Chair for your visit? Please let our team members know. There is a $25 fee to rent a high chair and a $35 fee to rent a pack n' play.

• JUNGLE-LIKE SETTING: Our home has been designed to mimic a landscape similar to a jungle. Due to the nature of the landscape, there is a variety of debris and critters (crawling and flying) that pay visit to us on a regular basis. In particular, the front yard tree can be a bit messy during fig season or when dropping its leaves. The flying critters (hawks, crows, doves, and mockingbirds) can be fun to watch but can occasionally leave their own special calling card. The crawling critters include blue belly and alligator lizards that both do a good job of keeping our arachnid friends in check.
CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.
