-Guest Verification & Booking Requirements-
For safety and compliance with local regulations, government-issued photo ID may be requested from adult guests. The guest who books the reservation must be present for the stay and may not book on behalf of another party.
-Self-Catering Property-
This is a self-catering vacation rental. Linens and towels are provided, along with starter supplies to help you settle in. Guests are responsible for laundering linens as needed and purchasing additional items such as shampoo, conditioner, toilet paper, paper towels, dishwasher pods, and other consumables during their stay.
-Check-In / Check-Out-
Please follow the designated check-in and check-out times unless approved in writing. Unauthorized late checkouts may result in charges of $100 per hour.

Do not exceed the maximum occupancy for the unit. Sugar Beach occupancy limits are enforced by building type:

Renters must be 25 years or older, unless accompanied by an adult over 25.
-Noise, Parties & Quiet Hours-
Quiet hours are 10:00 PM – 8:00 AM. Parties, events, excessive noise, or disruptive behavior are not permitted and may result in fines or immediate eviction without refund.
Smoking & Illegal Activity
Smoking and vaping are not permitted inside the unit or in common areas. Illegal drugs and unlawful activity are strictly prohibited.
Parking, Wristbands & Resort Access
All guests must register with the HOA office and display required parking passes and wristbands while on property. Only registered guests may use Sugar Beach amenities, including the pool, tennis courts, clubhouse, grills, shuffleboard, and laundry facilities.

Do not throw, sweep, or pour anything from balconies or patios. Do not hang towels, linens, or items from railings. Climbing on railings, ledges, windows, or roofs is prohibited. Grills are allowed only in designated areas.

Guests who violate House Rules or Sugar Beach Resort Rules—including noise violations, unauthorized guests or pets, damage, or disruptive behavior—may be removed for cause under Florida Statute §509.141. Guests removed for cause forfeit payment for nights already occupied; unused nights will be refunded at the time of removal.
