1. No shoes to be worn inside the home.
2. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking or vaping of ANY KIND in the house. We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.
3. Quiet hours start at 9pm on weeknights and 10pm on weekends.
4. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
5. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$40.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**
6. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.
7. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.
18. If there is any maintenance issue, please contact me directly so I can send someone to fix it.
9. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.
10. No Moving / Rearranging of the furniture.

16. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.
17. We require the primary guest (the one making the reservation) to provide their government ID prior to check-in. Please be aware that we strictly adhere to the building policies and stay requirements for the safety of other tenants and the community.
18. All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
19. Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
20 . Check-out times are strictly enforced unless arranged and confirmed at least 24 hours in advance, to avoid disruption to upcoming reservations. Guests who fail to check out by 10:00 AM will be charged a $50.00/hr late checkout fee, as our cleaning team operates on a tight schedule.
21. Unauthorized Late Checkout: Staying past the scheduled check-out time without prior approval will result in a $50/hour penalty. If the overstay exceeds 2 hours, a full additional cleaning fee may be applied.
Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.
