The space
Welcome to Church Farm, a traditional stone-built house with a long-standing farming heritage; it used to be one of eight working dairy farms in the village and, with several original features still evident, it retains a lovely lived-in, farmhouse feel.
The property sleeps up to six guests (three double bedrooms) and has spectacular views of the surrounding open countryside. It’s an ideal base to discover this special patch of North Yorkshire, whether you’re looking for an action-packed holiday or a peaceful retreat.
Ground Floor
The living room has been artfully decorated to create a lovely laid-back space for some serious lounging around and relaxing. The two plush leather sofas provide plenty of comfy seating, along with an occasional chair and footstool, while the cosy wood-burning stove offers a nice focal point, not to mention additional heat. The TV is Smart with Freeview but you’ll need your own log-in details to access your streaming services.
The cupboard under the stairs is perfect for hanging outdoor jackets and coats, and it’s also where you’ll find the high chair and travel cot should you need them.
Through the archway is the bright and sunny farmhouse kitchen, characterized by a solid wood dining table and chairs, a huge dresser, a Belfast sink and acres of space! It’s fully equipped for in-house catering and dining, including an electric hob and oven, large fridge freezer, microwave, kettle, toaster and washing machine.
The first set of French doors leads to the conservatory and the second set to the patio area and side garden. These lovely little suntraps with panoramic views of the countryside beyond make them perfect spots to while away some precious holiday time.
First Floor
Each of the three spacious bedrooms has a unique look and personality: the first is soft and delicate, the master bedroom is light, bright and elegant, and the third is bold and dramatic! What is common to all three, however, are the king-size beds, eye-candy views and personal touches introduced by your host.
The first has a free-standing hanging rail, dressing table and wooden storage trunk; the master bedroom has a wardrobe and dressing table; and the third has a walk-in wardrobe with storage shelf and a dressing table.
The newly refurbished bathroom has a walk-in shower, WC and vanity unit.
Outside, the front garden has a lawned area and gives access to the semi-enclosed, side garden and patio area via a wooden garden gate. Parking is available outside the conservatory/patio area, as described in the guest manual, but please be mindful of residents of the annexed and do not block access to the rear of the property.
Remote check-in gives you flexibility on arrival time and complimentary tea and coffee will help you ease into your stay. Other items in the welcome pack include hotel standard hand soap, shower gel and shampoo, as well as a washing-up pack, toilet roll, and kitchen roll. There should be enough of the latter to last you a couple of days, but should you need more there are convenience stores and supermarkets in nearby towns and villages.
Guest access
Guests have access to the whole property.
The key safe is on the wall outside the conservatory so enter the property via this door to begin with. Thereafter, you can choose whether you want to access the house through the front or conservatory doors.
Other things to note
PARKING
Drive through the double gates at the entrance to the property. Turn around at the back of the property and park in the area outside the conservatory and the conservatory door. There is space for two cars but please do not block access to the rear of the property.
If you prefer, or if you have more than one car, park on the road directly in front of the property (near the white wooden gate) and use the front door.
PLEASE DO NOT BLOCK THE LANE NEAR THE MAIN GATE TO THE PROPERTY AS IT IS USED BY LARGE, HEAVY FARM EQUIPMENT - COMBINE HARVESTERS, TRACTORS AND THE LIKE.
CHECK IN/OUT TIMES
Check-in time is after 3pm and check-out time is 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will disrupt our cleaning schedule.
KEYS
Please note that you will be charged £100 for lost keys, so please be careful with them.
There are three keys altogether: one for the conservatory door, one for the front door and one for the garage door (the one on your right at the rear of the property).
To lock all doors, lift the handle up first, turn the key in the lock and then return the handle to the normal position.
GENERAL
The conservatory windows do not open.
TRAVEL COT AND HIGH CHAIR
A travel cot with a mattress and a high chair are available at the property but you will need to bring your own cot bedding, including a bottom sheet.
Please also bear in mind, that while we welcome little ones of all ages, there are no stairgates on the stairs.
INVENTORY
Please take all reasonable and proper care of the property and its contents, leaving them in the same state of repair and condition as you found them. Within reason, you will be liable for the costs of replacement, repair or extra cleaning costs as a direct result of any breakages or damages that you cause during your stay.

Please leave muddy boots and shoes on the mats at the front or back (conservatory) doors before entering the house. Indoor shoes/slippers only, please.
There is plenty of hanging space for coats and jackets in the cupboard under the stairs in the living room.
One large dog or two medium/small dogs are welcome. but please be respectful of the property. Do not allow your dogs upstairs or on the furniture; there is bedding and plenty of towels for their use in the kitchen.
When leaving the property please ensure you lock all windows and all external doors.
Please clean the BBQ if you use it.
Please remove all rubbish and recycling and place them in the appropriate bins at the end of your stay.
Smoking is not permitted.
Please respect the neighbors and keep the noise down. No noise between 10pm and 8am.
We have two farm cats Remey and Rosco who are very friendly and will probably try to become part of your family! If this doesn't suit you, please feel free to shut them out.
Remey is lovable but shy, while Rosco is fat and cheeky. They live in the outside toilet but love an opportunity to get inside; their favorite things are eating butter if left out and getting into bed with you! If you do let them in, please make sure they're outside if you go out and when you leave.
KEYS
- Please look after the keys; you'll be charged £100 if you lose them.
- Please scramble the numbers on the key safe after you have collected and returned the keys to the safe box.
