3 Bedroom House with Laundry, Air Conditioner and Bedding
Very nice updated, self checkin 3bedroom 1.5bath is minutes UC Davis Hospital and Downtown Sacramento. This is my neighborhood, I grew up here and would love to recommend nearby eateries and attractions.
The house is located in a diverse family oriented neighborhood. Myself and my neighbors have been homeowners here for years and raised our children here. We do get some noise during the day, please be mindful of this when booking.
I am an active Napa and Lodi wine member. I use my membership to create wine experiences for my special guests. If you would like me to create a wine tasting experience for your stay, please let me know.
The garage is being remodeled; therefore, off limits for now.
~ Absolutely no smoking, if any trace of smoking is done in the house there will be a $200 deep cleaning fee for cleaning furniture and curtains
~ Trash pickup days are every Monday by 6am. A copy of the pickup schedule (green waste versus recycling days) is included in the welcome brochure. For longer stays, please roll out the trash cans to the street and bring back up in the afternoon.
~ Please note if something is broken during your stay there will be a charge for that item.
** Standard $125.00 cleaning fee on all reservations. If there is an unusual mess as specified in house rules, an additional $135.00 will be charged.**
EARLY CHECK IN AND CHECKOUT
This is on request only basis and we will do our best to accommodate.
Our fee is $20.00 for every hour early or late checkout. See The House rules for more specifics on this protocol.
FREE PARKING:
You will have free access to the two-car driveway. There is also free parking on the street in front of the home.
~ If there are more people found to be in the home over the amount approved, there will be a $25 charge per person.
PETS
Pets are allowed on occasion and at the discretion of the host. If a guest brings a pet, we charge an additional fee of $75.00 per pet for cleaning. The fee is collected in advance of guest arrival for check in. Upon booking, guests must disclose if they are bringing a pet. The pet cannot be left alone in the listing at all.
Please watch your pet, please do not allow it to scratch or sit on the furniture. As this home does allow pets on occasion, this home may not be suitable for guests with allergies. If there is any damage to the property from pets an additional fee of $250.00 will be charged.
NUMBER OF GUESTS:
This home sleeps 6-8 people comfortably (2 in the King size bed, 2 In the Queen, 2 in the guest and 2 in the sleeping space on a standard sized sofa or Queen air mattress. Please keep in mind this is a 3bedroom 1.5 bath.
There is additional fees of 100 for extra guests.
THE HOUSE
• Electric Water heater – you will have plenty of water for a shower however longer than average showers may result in not having enough hot water. No need to run the water to warm up. It warms up within a few seconds! Please be mindful of water usage.
• Washer & dryer use available for guests. Laundry detergent free is available for guests. Again, we ask you to consider to use cold water and speed wash to preserve the hot water for showers.
• Kurig Coffee maker with regular and decaf coffee and cups provided in the kitchen.
• Hot/ Cold Purified bottle Water dispenser with complimentary regular and decaf tea.
• Clean sheets, bath and hand towels.
• Kitchen includes over the range microwave, electric range and refrigerator with freezer and ice maker.
• Other appliances and amenities available which include but are not limited to: microwave, toaster, pots, pans, baking sheets, glass Pyrex for food storage, cutting board, utensils, silverware…and even a stocked spice rack!
• Keyless pad entry – never forget your keys again!
• Free Wireless Internet!
• Living Room: 60in smart tv that includes fast Wifi, Netflix, Amazon Prime movie channel and Disney Plus.
• Full furniture set with 4ft love seat with comfy recliner, two glass end tables and one large glass coffee table.

• Bathrooms: Vanity sink, mirror, large shower tub, shampoo, conditioner and body wash.

2nd bedroom has a 42In smart tv with Netflix
** 3rd bedroom has a fully stacked washer and dryer inside for your convenience and is separated by a curtain instead of a traditional door.
Backyard: Firepit, hammock and barbecue pit. Enjoy games such as giant Jenga, giant checkers and Super fast wifi.

10-15min drive to Midtown/DT Sacramento, no traffic.
30min to (SMF) Sacramento Airport
Less than 5 minutes from Walmart, 24hr Fitness and Planet of Fitness.
10min to Target and Costco
