South Londonderry House | A Rustic Barn & Camper - Cassic VT Beauty with a Ralph Lauren touch!

2 Bedroom House with TV, Bedding and Kitchen

THANKS FOR CHECKING US OUT!!! The #1 dream cabin in the green mountains! Hot tub & cedar sauna included!
I do ALL my bookings on that other rental platform;) We recently listed our home here again, but it’s been off of VRBO for a long time and that’s the reason you don’t see more reviews. Please check out bentapplefarmvt.com for our outstanding reviews and to get a really good feel for the 100 acre farm!!! You can instantly book by clicking on “check availability” under The Barn and you will be directed to the much better booking platform where you can also check out our farm photos and fun activities!!
Originally a big white horse barn with bunk rooms, bathroom and and tack room! We sadly lost 90% of this beauty in a fire. But we salvaged a beautiful old cattle barn for the remodel! The build took a long time and every original barn board is back up in place! This is upscale cabin living (GE Monogram appliances) with all the original VT rustic charm!! Minutes to Magic, Bromley, Stratton and Okemo!
@bentapplefarm
The barn is as authentic VT as you are going to get!!! Charming, rustic, calming, and comfortable. Located on a beautiful dirt road, the farm sits on rolling hills with stunning views all around you! Located 10 min to “town” and everything you could possibly need! There is a big grocery store, a health food sore, a butcher, hardware store, record shop, and a tons of restaurants! Our barn is a true hidden gem situated between some of Vermont’s best ski mountains!!
The subject of TV, book and magazine features! Including Cooking Channel, DIY, HGTV and News 5 Chronicals in Boston. Books include Cabin Porn, Cabin Porn Inside, Cabin Chronicals, Cabin Tripping and numerous other magazines as far off as Japan!! Brands include Orvis, GE, Blundstone, Yeti, VT Country Store and whiskey brands Slow & Low, and Stranahans!
Often described as being the most
relaxing, romantic, dreamy and unique cabin you'll ever stay in!!! This build landed us our own show called Backyard Goldmine & Unique Sleeps on DIY & Travel! You might have seen me cooking in this very kitchen on Hook, Line & Dinner for The Cooking Channel!
Cleanings:
Our cleaning and linen fee is there to allow our cleaning lady to fully disinfect, clean, do laundry, fold linens and get the bathrooms and kitchen to sparkle! If you are the kind of person who understands ALL that goes into prepping a cabin with limited time for the following guest...Well, we want you! If you are the kind of person who will write a bad review because of the cleaning fee and what is STILL expected of you to do on check-out...Well, PLEASE skip this cabin! We charge a bit extra because gas, building material, coffee and cleaning supplies EVERYTHING has gone up including our cleaning times ALL greatly affected by Covid.
We have MANY rules you will be asked to sign on arrival. Note the reviews where they say I have "gone overboard on these." I do this because I was in a 2 year lawsuit with Airbnb over guests who invited all their friends off the beach onto my houseboat and sank it. I lost 2 years fighting, and 2 more rebuilding. I almost went broke because “I didn’t have my rules clearly visible.” Does it go without saying that you don’t invite all your fiends onto a floating vessel? Yes, it does…But apparently I actually needed to spell that out and apparently the reservation being capped at 10 “this is not a party boat” was not enough;) So now you understand why our rules are actually NEEDED.
PETS (well, dogs actually)
We LOVE our animals at Bent Apple Farm, but ALL our property damage has been a result of pets. We only allow dogs and we do charge a 150 dollar pet fee. Dogs must be crate trained and can not come to the property without one.. It is your responsibility to NEVER leave your pup unattended in the cabin even for trip to the grocery store. This is not not like a hotel that has a special room for pets! If your dog is not brushed well with nails clipped it will do significant damage to our cabin. If your dog is a chewer please leave him behind. You dog must be trained to not jump on beds or furniture or he/she needs to not come.
Internet:
Not blazing fast but it it does the trick! Locate the hot spot…Turn it on and a password will appear on the screen. It’s about the size of a phone and it’s black. It gets moved around sometimes!
Tresspassing:
This is your space and your space only. Do not attempt to bring guests or even bother asking if they can come. They are not allowed. The only 4 people allowed to this listing are the ones on the reservation.
Luxury: this word means different things to different people. If you are high maintenance skip it! If you want total isolation skip it. Our main house and run-in are not far off so you will see other folks and you will hear me out on the tractor... AND you for sure will get an unsolicited visit from our Labrador!
The property goes on and on over 100 acres! You can do all the exploring, hiking, swimming, fishing or biking you want without ever leaving the property! The views are almost 360 degrees from the barn yet you will feel nestled into our little vally between the beautiful mountains.
The best porch in the world for grilling, chilling and sitting in the hammock or rocking chairs yes! The most beautiful outside shower you have ever seen! The best claw foot tub in the business! Best fire pit and sunset experience in all of Vermont!
Hot Tub:
The hot tub is up in the riding ring not the one attached to the farmhouse. You can inquire about that one if ya want but it’s only available if the house is not rented. We are happy to share with you when it’s just us around! Fear not…2 hot tubs and a sauna is enough to pick from!
YOU MUST SHOWER before entering the HOT TUB or SAUNA
The hot tub is brand new so PLEASE read up on using a cover lifter...You lift the front half over the bar and lift upward with the bar. When you arrive at the hot tub hit the jets on by turning on the LED screen. Try not to drag any dirt or stones in with you;) Keep glass away from the tub. A broken wineglass will ruin someone’s trip if they step on it! Return the cover to the way you found it and be sure the jets are off. It will shut down fully on its own so no worries if it’s still making noise!
HOT TUB…
• YOU ARE USING THE HOT TUB AT YOUR OWN RISK
- PREGNANT WOMEN. PERSONS WITH HEART DISEASE. DIABETES OR HIGH
BLOOD PRESSURE PROBLEMS AND ELDERLY PEOPLE SHOULD NOT USE A HOTTUB OR SPA WITHOUT A DOCTOR'S PERMISSION.
• WE DO NOT ADVISE YOUNG CHILDREN TO USE THE HOT TUB.
*** You MUST SHOWER before using the hot tub!!!

a parent, legal guardian, or supervising and consenting adult.
4. Please discontinue the use of the sauna if you feel light-headed, dizzy, or heat

The Pond: Swim and ice skate your own risk!
- please ask Ben if you can use the pond as sometimes it will not be available if the white farmhouse is rented)
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pond and are responsible for all persons in your group using the pond during your stay.
• My use of the pond facilities during my stay involves certain risks, including but not limited to:
1. The risk of injuries resulting from tripping or falling over obstacles in the pond area;
2.The risk of injuries resulting from unsupervised divers and swimmers and skaters colliding;
4. The risk of other injuries resulting from participating in any action in the pond or on the ice in winter.
5. I recognize and fully understand that the above list is not a complete or exhaustive list of all possible
risks; the list only provides examples of types of risks that I am assuming.
Dogs:
You must pick up after them!!!
We allow dogs but they must come with a crate and can not be left unattended for any amount of time in the cabin alone. We do charge a 150 dollar pet fee. We have our own pup who roams the property and is very friendly. No, we will not put him away for your dog...This is our home and if your dog doesn’t get along with other dogs please don’t bring him. Thanks!
Glenwood Stove:
If you wish to use our beautiful glenwood stove we ask you bring a stack of dry kindling! We supply all the logs you will ever need and starter sticks, but our wood is usually off the property and tends to be green. You are welcome to as much of it as you want but you will have a hard time lighting it if you don’t bring a bundle of dry kindling from home! If you forget to pick it up our local grocery store and hardware store have stacks waiting for you but keep in mind they close early!!
WiFi: we use a Verizon hot spot! Locate the device (usually down by the coffee table) and be sure it’s turned on. The network will pop up in your phone. Toggle through till you get to the password screen an enter whatever password it’s giving you. These are not blazing fast but they do the trick!
The Camper: It’s not exactly a bedroom...It’s an beautiful camper pulled into its own room attached to the kitchen. If you are a low key type of person you will love this space...If you are not, it’s not the right set up for you! The space heater is found in the cabinet overhead. Be sure to open it up fully before you turn it on.
Trash: Please throw your trash in the bear proof dumpster behind the barn set back into the field. Bring your recyclables home with you as that helps us out a ton!!
We may sound harsh but it’s just experience that makes us sound this way!!

Summary: I cannot say enough what a pleasure it was to stay in this home. It is obviously a well loved and well cared for home. Ben was beyond generous and available and always happy and a pleasure to speak/deal with. The house is roomy and warm, with lots of cozy charm and the kitchen is the best stocked for cooking I have ever experienced in a rental. We were there a week, two couples, and we cooked every meal. There were a couple of winter storms and we lost power, but the electric company worked fast, and Ben was on the scene quickly as well with candles and extra firewood. We stayed warm and happy. The home is located near great skiing - and the property and neighborhood was great for walking around. Nearby shopping accessible by car. All our needs were met and beyond. We hope to return for the dog sledding Ben hosts! Listing accurate - pictures accurate - clean, well-maintained. Owner easy to deal with, responsive, on the ball and super friendly. Cannot recommend more highly. Oh, we went online and found a massage therapist who got a colleague to come for a house call. That was great. http://www.wisehandsvermont.com Really, most I have to say is ENJOY.
