Less than a mile from the Superdome & Smoothie King Center and less than 2 miles from the French Quarter, this spot is the perfect place to call home!
Step into our new construction home, completed in 2025! Located in the Tulane-Gravier neighborhood, you'll find yourself just minutes away from most of NOLA's most famous spots: the Superdome & Smoothie King center, the French Quarter, Mid-City, Downtown, and much more!

Host memorable dinners in the elegant dining area, seating 8, complemented by a kitchen island with additional seating for 5. There's also a half bathroom/powder room downstairs.

Location & Accessibility:
Nestled in the heart of New Orleans, experience the city's vibrant culture and history right at your doorstep. There's also a brand new Trader Joe's just a few blocks from the house!
There's easy access to public transportation, with a bus stop right about two blocks in either direction, taking you on a quick ride to nearby streetcar lines or around the city, making exploration effortless! The home also has a private driveway that you can use, though it can only accommodate one larger car. The covered part is very narrow and should only be used for compact vehicles. There's plenty of free street parking in the neighborhood though.
You'll have access to the entire home, including the driveway, back deck, and pool.

Our home is located in the Tulane-Gravier neighborhood, one of the oldest in the city of New Orleans. You'll be just over a mile from the French Quarter and you're in a great central location to explore everything else around the city!
Ubers and Lyfts are easy to come by here at all times. And there's a bus stop about two blocks from the house in either direction, as well as streetcar stop about a half mile from the house.
Please note that this home is not baby-proofed and there is no additional screening around the pool. Guests traveling with younger children should use their own discretion when booking.
New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.
While the back yard is completely fenced in and locked, and the back doors of the house lock, once outside in the pool area, there is no additional gate around the pool. Please use caution.
There are exterior cameras on all outside areas of the house for our security and yours. They are active at all times. These monitor all exterior areas, including the pool. There are no cameras inside the house or pointed in a way that can see inside the house.
There are several steps to enter the home from street level. Once inside, all bedrooms are on the second floor, requiring you to climb a full flight of stairs to access.
Required by the city in all short-term rental units. If you exceed the noise thresholds set by the city, you will receive automated messages asking you to keep the volume down. Repeated violations may result in eviction. The devices only measure decibel levels and cannot record any actual audio.
***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their profile.
2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).
3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.
4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We also have a washer and dyer on site for your convenience.
5. Smoking & vaping in the unit will result in a $500 deodorization fee. Additionally, smoking on the building grounds is strictly prohibited. Please smoke outside of the property.
6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be asked to leave and charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, all platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.
7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.
8. Please do not use face towels to remove makeup, it damages the towels. Makeup towels are provided.
9. If the space is left excessively dirty $300 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $250. Glitter cleanup will result in a charge of $300.
10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet-friendly units.
11. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.
12. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.
13. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.
14. Message us for long term stays.
15. As required by law in the City of New Orleans, the home is equipped with a noise monitoring device that measures decibel levels in the home. Tampering with or disabling this equipment can result in an additional fine. You will receive an automated warning message if the device is removed from its mounting plate or if the noise in the home exceeds thresholds set by the city. After repeated warnings, you may face eviction from the property for failure to comply.
16. All of our TV's are streaming, we do not provide any account information, you will have to log into your own or use one of the free streaming options. Please remember to log out at check out. We do not have cable TV.
17. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested after your additional time has been approved.
18. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.
19. Absolutely no glass allowed near the pool. If glass is found, guests will be charged a $1,500 drain and refilling fee.
20. Any damage to the property caused by a you or your guest shall be repaired at your expense.
21. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.
